Over the past decade, the average sales price of waterfront homes has surged from $840,000 in 2015 to $1.05 million in 2020, reaching $1.7 million by 2025.

The reason behind that growth is straightforward: waterfront is a finite resource. You simply can’t create more shoreline, and as demand continues to rise, existing properties become increasingly valuable. That scarcity has helped insulate waterfront homes from market swings and driven steady appreciation over time.

Competition has followed those rising values. The average sale-to-list price ratio has climbed from 94% to 98%, meaning buyers have far less room to negotiate than in years past.
